Is Flamingo Crossings on "Disney" Property?
Technically yes — and that's exactly why so many families get confused when they book.
Flamingo Crossings sits on Disney-owned land at the western entrance to Walt Disney World, just off Western Way. Disney developed the area. Disney College Program cast members live right across the street. (My daughter lived ther for 2 yrs, she's the real reason for me being a dDad.) The hotels are even called "Walt Disney World Gateway Hotels."
But here's what matters when you're booking: none of the six hotels are Disney hotels. They're Marriott and Hilton properties — TownePlace Suites, SpringHill Suites, Home2 Suites, Homewood Suites, Fairfield Inn, and Residence Inn.
That means you do not get Disney resort perks. There's no free actual "Disney" transportation to the parks-buses. The shuttle that exists is a third-party service with a limited schedule — see the Flamingo Crossings shuttle schedule and wait times before you count on it. It is free w a room booking, but remember, book 24-48 hours in advance via their own app.

So what are you actually booking? A hotel that's minutes from the parks on Disney-controlled land, with Target and restaurants in walking distance, at a fraction of the price of staying inside the bubble — but you're driving or paying or waiting for every trip to the parks. After 48 trips and stays at all six of these hotels, that trade is worth it for most budget families, for some it isn't. It just shouldn't surprise you at check-in.
